Top 5 Ways to Avoid Foreclosure, according to John Ziraldo, CEO, Lighthouse of Oakland County:

1.  Make budget and stick to it.

2.  Be an educated consumer. Learn as much about real estate and mortgages before you go out looking for homes.

3.  Don't buy a mortgage you can't live with. An adjustable rate mortgage assumes that your income will increase when the balloon payment is up or the rates reset.

4.  Budget your mortgage payment. Make it the first payment you make or, better yet, have it automatically whithdrawn from your checking account.

5.  Work closely with the mortgage company that's servicing your mortgage. Call them as soon as you have a problem. Don't wait until a problem gets out of control.
